Welcome to Estes Park, a little slice of heaven in the Rocky Mountains. Come and experience the beauty of this breathtaking area in our beautifully furnished, four bedroom, single-level home with stunning mountain views and serene pond views. We have created a comfortable, warm home for you to enjoy with your family and friends.
Our home has been thoughtfully designed with two separate living areas - perfect for when you need a little space to relax. The two bedrooms and living room are located on one end of the house while the other two bedrooms and family room are located on the other end, with the kitchen and dining room in between.
The family room boasts two luxurious leather sofas, a large leather ottoman, and a big screen Smart TV, perfect for movie nights or catching up on your favorite shows. The dining room table can be expanded to accommodate up to 12 people, making it perfect for family meals or game nights. Stay connected with wireless internet throughout the home.
Recently updated bathrooms and a fresh coat of paint on the interior and exterior of the home add to the overall appeal. The kitchen features new maple cabinets, granite countertops, and a beautiful wood floor. Enjoy your morning coffee or late-night card games at the table in the kitchen. There are also two decks with new patio furniture for you to take in the stunning mountain views and surroundings while breathing in the fresh mountain air. A large grill outside is perfect for cooking up steaks and veggies at the same time.
The living room features a 27-inch Smart TV, DVD/VCR, stereo, a log twin daybed with a twin trundle underneath, a comfy twin daybed sofa, and beautiful mountain views. Keep warm on chilly nights with the pellet stove.
The large master bedroom, `Trees,` boasts a king-size log bed with an attached bathroom. Bedroom two, `American Flag,` also has a king-size log bed. On the other side of the house, you`ll find bedroom three with a queen-size log bed and a set of bunk beds, and bedroom four with a king-size log bed.
Enjoy a relaxing and rejuvenating stay in our pet-friendly home. One pet (dog) is allowed with a pet deposit. Please note that this is a short-term rental with a maximum stay of 29 nights.

Vacation Rental Agreement-
This vacation rental contract is a legal agreement between Estes Park Property Management
(also referred to as the “Property Manager”) and you, the Renters (also referred to as “Tenants”
and “Guests”). This contract is entered into as of the date when the Renters place their
reservation online and the reservation is screened and accepted by the Property Manager. The
Property Manager will notify the Renters when their reservation is accepted.
Full payment is due 30 days prior to check-in and must be received before the lock box code and directions to the vacation rental are released.
Policy:
The Vacation Rental must be left picked up and the departure instructions followed. If there are
difficulties following the departure instructions, the renter should notify the property manager.
Reservation Policy:
We, the Renters (also referred to as “Tenants” and “Guests”) agree to the following:
1. We will be completely responsible for any and all damages to the property caused by
our negligence.
2. We will notify the owners of any damage upon arrival.
3. We will hold the owners harmless from any and all bodily injury and/or property
damage incurred on the property arising out of our negligent acts or omissions. See
disclaimer below.
4. We will pay for any fee that is reasonably attributable to broken, damaged, or missing
items.
5. Please follow the cancellation policy through the website you booked through.
6. There are no refunds for early departure or no shows.
7. There are no refunds for snow or weather conditions.
8. All rental monies are due 30 days prior to arrival.
9. All trash must be bagged and placed in bear proof trash can or cost of $100 for unbagged trash.
10. We will not hold the owners responsible for any items left after our check out if we get the request
to send items back, we will charge postal costs plus $15 for packaging.
11. Lost keys will incur replacement costs of $50
12. This is not a party house.
13. This is a non-smoking vacation rental.
14. Pets are not allowed in the rental unless property allows dogs or approved by the
property manager.
15. The Town of Estes Park passed an Ordinance which makes it against the law to exceed the maximum
stated occupancy.
16. Please check when your check in time is. An early check-in or late checkout is subject to
extra rental charges.
17. The Renter must be 21 years of age to book this vacation rental.
18. Please look at the cancellation policy. By signing this agreement, you are agreeing to the terms of
the cancellation policy.
We reserve the right to refuse service to anyone and can ask you to leave the property if you are rude/disrespectful or breaking any of these rules. We will not be responsible for accidents or
injury to guests or for loss of their money, jewelry, or valuables of any kind.
Disclaimer:
Renters understand that the Property Manager is not responsible for any personal injury caused
by slipping on snow or ice, and that tenants are responsible for the removal of snow and ice
around the doorways and paths to car, to include the parking area.
And further that the homeowners are not responsible for any personal injury or loss or damage to
tenants’ property caused directly or indirectly from foul, inclement weather conditions, acts of
god or nature, failure of heat, accidents related to fire, heaters, stoves, tenants’ failure to remove snow around access areas, or any unforeseeable circumstances.
Under no circumstances will tenants or their guests hold the owners of the vacation rental
responsible for any damages or claims of any kind resulting from their stay, except for
intentional acts of harm.
By booking this property you are agreeing to this agreement and disclaimer applies to Renters and all guests in the Renters’ party.
I, the Renter, have read, understand, agree to, and will abide by this rental agreement and all
conditions stated herein.
