Halfway up a lane in the small quaint Catskill town of Grahamsville is this sweet gem of a cottage.
But it’s the little house that could. It lives big. 4 bedrooms, 2 bathrooms and 2 large living areas across 3 floors gives everyone enough space to both hang together in a large group and spread out for a quiet moment. The owner decorated the home with a wabi-sabi influence, taking gentle direction from the simplicity of the surroundings and the grounds.
The three-level house is set up as follows: main level has an open plan living, dining and kitchen area. This floor has soaring ceilings which contribute to a light, airy feel throughout. The dining room has great views out over the hills and seating for 8. The kitchen is fully equipped - the owner loves to cook - so you should have everything you need to cook up something delicious. This floor has access to the deck. Also on this floor are two bedrooms both with queen size beds and they share a good-sized bathroom with a shower/tub combo.
Upstairs are two further bedrooms with queen beds. One of these rooms has a desk for when work beckons. This floor has its own bathroom too, another shower/tub combo.
The lower terrace level is a full walk out, with doors to the garden. Here is a large media family room with tv, games, and books. A small gym is also down here and the laundry room.
The house sits on a gently sloping hill with pasture and forest views. Outside on the main level is a partially covered wrap around deck to sit and chat, to enjoy a morning coffee or an evening cocktail. The large garden has a fire pit for nighttime fun.
Grahamsville is one of the quieter towns in the Catskills, but there’s plenty to do nearby if you have a car. For a small town, the library is exceptional and there’s a great children's playground at the end of the street. The area's large reservoirs and state parks provide plenty of fishing and hiking opportunities, and 20 minutes away are great restaurants and bars in Mountaindale and the northeast towns of the county.

For those of you who like to ski, the house is only 33 miles from Belleayre Ski Resort which is a great local family resort with 50 trails, 8 lifts and multiple cross country ski trails.
