Mini-split (AC/Heat) on upper level (common areas); lower level is built into a hillside and stays cool.

Four miles from track events at Hayward Field, and two miles from the spectacular 360 degree views of Spencer Butte. We live here part time.
There is an attached ADU with a separate entrance, with a tenant. You will probably not see each other, except that there is a shared driveway.
