Russian River Yacht Club is a water lovers paradise! This luxury, completely remodeled super sunny river front house can sleep up to 10 adults. Plenty of outdoor activities to go with this river front beach; floaties, kayaks, stand up paddle boards, wet suits, life vests, outdoor fire pit on the beach, sunny deck, fishing, swimming, and beach lounging. Great community, neighbors in close proximity. Beautiful, peaceful getaway. Good for retreats and rejuvenation. The entry of the main house is on the second level, where you'll find the large open floor plan living room + kitchen, big windows with river views, 3 bedrooms, 1.5 full bath, washer and dryer, large deck w/ hot tub, patio furniture and BBQ. The downstairs is 4th bedroom with king size bed, full bath w/ walk in shower and 2 shower heads, big windows with river views, sliding door access straight to the beach. The entire house is approximately 2000 sq. ft on 1/2 acre double parcel of River front property.

Starlink Wifi works for zoom and streaming. However, It is not always stable to work from home on it all day. Wifi calls and texting works with most cell providers. There is no A/C at this property.
By Booking Primary guest acknowledges a Security Deposit Hold of $500 must be submitted 2 days before arrival (an email outside of Airbnb with a secure link to enter credit card details will be sent, if Booking on VRBO security deposit hold information is collected at time of booking). After departure, the hold will drop off, as long as nothing is reported damaged or missing. Important please note: if booking via VRBO or Direct Booking site and guest cancels within the refund window there will be a 3% cancellation fee applied.Your booking also includes a unique Damage Protection policy that covers the owner from accidental damage by the guest up to $3000.
Maximum Occupancy:
The property has a maximum number of 10 overnight guests allowed. No more than a maximum of 6 DAY visitors per day (16 guests total during the day, 10 guests total overnight) Tent, Camper, RV, van, or car camping is prohibited.
Since this property is located by the river and in an area where we can experience seasonal droughts or flooding, the impact on the beach is beyond our control. Water levels may vary throughout the season due to the coastal proximity. High tide may cause the beach to start on the grassy hillside, while low tide may cause it to begin out in the riverbed on the river rock. Low water flow coupled with higher temperatures may result in more algae blooms. We encourage you to practice safe water habits: don't drink the water, rinse off afterward, and stay out of the algae blooms.

CHECK-IN
Check-in time is 4pm. This is a rural area; it is a good idea to arrive during daylight hours.
Within 24 hours of booking, you will receive a check-in email from us with complete instructions about how to get keys and security gate access . Special directions for finding the house, and instructions for getting into the house. It's best to print or download this email, as network connections can be spotty in the area!
Things you will find at the house:
-Stove, refrigerator, blender, microwave, coffee-maker, toaster, complete cookware, dishes, glassware, and flatware.
-An initial supply of toilet paper (two rolls and a spare per bathroom) and one roll of paper towels.
-Dish washing, laundry, and liquid hand soap; dishwasher tabs.
-Trash bags, dish towel, sponge.
-Washer & dryer. We don't provide dryer sheets.
-Gas BBQ
-Smart TV w/ DVD, Wi-Fi. Pay-per-view is not included in your reservation.
-No landline
-Music player
-One set of bed linens per bed/advertised sleeper. Beds will be made up with fresh linens.
-One set of bath towels per person (a set is one bath towel, one hand towel and one wash cloth).
-We also provide shampoo/body wash and hot tub towels but bring your own river beach towels, consumables and toiletries.
CHECK OUT
Check-out is 11 am. There are no late check-outs May-September.
-We may give you a late check-out Oct-Apr, subject to availability at time of departure. Call or text the last business day of departure. Late check-outs are an additional $25 per hour.
Departure Check list (We appreciate your cooperation)
-Check-out by 11 am, unless you have an approved late check-out (Oct-Apr only).
-Leave house and grounds in the same general condition in which you found them.
-Return all outdoor equipment to there appropriate spots; paddle board wrack, or the equipment room. Make sure floating mats are secured.
-Run the dishwasher. Please put dishes away.
-Leave beds UNMADE and sofa beds OPEN.
-Start a load of towels in the washer.
-Remove all food brought with you.
-Check for your belongings.
-Take out the trash and recycling. follow instructions for trash in (HOUSE BINDER).
-Close and lock windows and doors.
-Make sure heat and lights are turned off.
-Return 1 House key to lockbox. Keys found in the house stay at the house.
